Okanagan Market Update

It is proving to be tough for out of town buyers to get to the Okanagan in time to see their favorite listings before they are scooped. Multiple offers and back up offers are occurring due to the lack of inventory of quality homes under $550,000. If your home is still sitting on the market, it is time to consider doing some repairs, working on curb appeal, updates or price reductions. Perhaps you have a very unique home and need an equally unique buyer? You still need to create excitement with fantastic pictures and aggressive video marketing. Call a professional Real Estate Agent that has a strong network of staging services, landscaping services, designers and home repair companies. The expense is minor if you can sell and get the price your home is truly worth.

OMREB STATS: Total residential sales for the month improved by 11.3% to 558 units compared to 515 in 2014.  The sale of 292 single family homes saw an 11.5% improvement over the 262 in April 2014, while townhouse sales were up 3.9% (to 81 from 78), and apartment sales rose by 12.9% (to 102 from 91).

Investing in British Columbia Real Estate


The new year is a great time for Buyers to take advantage of the Bank of Canada's generous interest rates before any upward adjustments occur as the bank forecasts in 2015. Lower oil prices could mean slower growth and more time before the Bank starts raising interest rates but, 2016/2017 could be whole new ball game as economic growth begins to propel people into the British Columbia Real Estate market once again. According to CERI ©, the global demand for Oil and Gas are forecasted to see the beginnings of a steep increase by 2017. The anticipated lack of labour will drive the wages higher. Good jobs and good returns on Oil & Gas investments will create wealth and an ever increasing thirst for British Columbia Real Estate. The buyers at the beginning of a real estate cycle have the least to lose and the most to gain.

Central Okanagan Stats


The November Okanagan Mainline Real Estate Board Statistics are out. Prices rose 4% over last year and listings are lower by 13% on November 2013.
